Industrial Units - Caves Beach
On 2 March 2007, Mr Geoff Fry of The Village Group (NSW) Pty Ltd contacted AcroPlan to discuss opportunities for a development on an industrial lot at Strathmore Rd, Caves Beach. Mr Fry had made a number of enquiries with Council and other consulting organisations regarding options for the development of the land. As the site was located on a corner of two streets, Mr Fry had determined that the development potential of the site was limited as the setback requirements of Lake Macquarie City Council meant that the majority of the land would need to be dedicated for setback areas, landscaping, carparking, and maintenance access areas. These requirements would effectively make the project unviable.
Glenn and Steven from AcroPlan undertook an inspection of the site with Mr Fry and Mr Fry's builder, Mr Keith Boyce. Upon considering the constraints and opportunities of the site and the surrounding area, AcroPlan advised that a quality light industrial unit development could be achieved providing that an appropriate case was compiled to justify reductions in building setback, landscaping areas, and vehicle turning areas. Mr Fry engaged AcroPlan's services on 3 May 2007. AcroPlan worked closely with Mr Fry's building designer, Mr Brett Cronan to ensure that the design was the highest and best use of the site. Mr Cronan produced 3D colour perspective drawings to support the case for the development.
AcroPlan produced a Statement of Environmental Effects report, Acid Sulphate Soils Management Plan, Visual Impact Statement, and Stormwater design plan and report to support the proposed development. The Development Application was lodged with Council on 24 May 2007.
The client was regularly updated with progress reports during the Council process. On 24 August 2007 Council requested additional information relative to vehicle turning paths. A detailed response was provided to Council on 27 August 2007.
The development was approved on 29 August 2007.
